How long does a roof replacement actually take?

Days, not weeks, on a straightforward asphalt roof. On a steep, cut-up roof carrying two or three old layers, or one where the decking turns out to be soft, it runs longer. You won't get a real number out of anybody until the roof has been measured, and the honest reason is that nobody knows what's under the old shingles until they come off. Here's the order the work happens in.

What happens before the crew arrives?

Three things. The roof gets measured and inspected, the scope and the material get agreed in writing, and the material gets ordered and delivered. The inspection is free and there's no obligation on it. What do you need to do to get ready?

Clear the driveway and the ground around the house. Move vehicles well clear of the eaves, take pictures off any wall that shares framing with the roof, and get anything fragile out of the attic. Tear-off shakes a house harder than people expect. Pets do better somewhere quiet for the day.

What happens on tear-off day?

Tear-off comes first, and it's the loud part. The order rarely changes:

1. The old roofing comes off down to the bare decking, slope by slope, into a dump trailer.
2. The exposed decking gets walked and checked, and soft or rotten sheets get replaced.
3. Underlayment goes down, with ice-and-water protection at the eaves, the valleys and every penetration.
4. Shingles or panels go on from the eave upward, then the ridge, the vents and the flashing.
5. The ground gets cleared and magnet-swept for nails.

Does the whole roof get opened at once?

No. The work gets sequenced so that no more of the roof is open than can be dried in before the end of the day. That's why a slow East Tennessee rain band costs a schedule more than a short hard storm does. Nobody wants a slope stripped and open when the radar stays green for six hours.

What decides whether it runs long?

• Weather. The one nobody controls, and the most common reason a roofing schedule slips in this part of Tennessee.
