Signs you need a new roof in Knoxville, not just a repair.

How do you tell a failing roof from one that needs a repair?

One problem in one place is usually a repair. The same problem in four places usually isn't. Age settles the rest of it. Per the Metal Roofing Alliance, the average lifespan of an asphalt roof is 12 to 20 years. So a twelve-year-old roof leaking at one pipe boot gets patched. A nineteen-year-old roof shedding granules off three slopes doesn't, and patching that one mostly just moves the leak.

Are curling or cupping shingles serious?

Depends how much of the roof is doing it. A few curled tabs on one exposed corner is wind damage, and that's a repair. A whole slope curling means the mat underneath has dried out and lost its grip. No patch reverses that. On south-facing Knoxville slopes that bake all summer, that's usually the first slope to go.

What does granule loss actually tell you?

Granules are the shingle's sunscreen. When they wash into the gutters after a hard rain, the asphalt underneath is bare and starts hardening in the sun. A handful of grit off a new roof is normal break-in shedding. Grit filling the gutter trough on a roof past its tenth year means the shingle is wearing through.

What can you see from the ground?

You don't need to get on the roof. You shouldn't. Almost all of it reads from the driveway:

• Dark patches or uneven color across a slope, where the granule coat has worn thin.
• Lifted, cracked or missing tabs, especially along a ridge or a rake edge after a wind event.
• A ridge line that dips or waves instead of running straight, which points at the decking underneath.
• Rust, lifted metal or smeared sealant at the chimney, the valleys and the pipe penetrations.
• Heavy moss or algae on a shaded north slope, common under the tree cover across much of East Tennessee.

What are the signs that only show up inside?

Go up into the attic on a bright day with the lights off. You're looking for daylight through the decking, dark staining on the underside of the sheathing, damp or matted insulation, and rusted nail shanks. Ceiling stains count too, but they show up late and they rarely sit under the actual entry point. A stain that only appears after wind-driven rain, and stays dry in a steady downpour, is usually flashing or a wall detail instead of the roof itself.

Most of the ground-level checks take ten minutes. The attic is the part people skip. That's fine, an inspection covers it and costs nothing.

When does East Tennessee weather move the timeline?

Storm season is what turns a tired roof into a leaking one. Straight-line wind lifts shingle tabs and doesn't set them back down, and the rain behind it goes straight for whatever the summer already dried out. The National Roofing Contractors Association recommends inspecting a roof in the fall and the spring, and after any major weather event.
